Working with The Source Room

At The Source Room,  we LOVE to do three things: DESIGN. CONSTRUCT AND FURNISH.  Thank you for your interest! Here are the options for how we can work together:

#1 The Consulting Path

Design Consulting Services are provided either by the hour or by the project depending on the nature of your project and your design needs.

Consulting – By the Hour: When you are looking for a vision, inspiration and a plan you can self administer, consulting by the hour is a great option.  At our first meeting you will be given options for how design time is spent and what is produced. We will determine the approximate number of hours needed to accomplish your goals during an initial onsite meeting. For all consulting, there is a 10 hour minimum. Time is charged at $100/hr for Associate Designer Level or $150/hour for Senior Designer Level. A deposit of a minimum of 10 hours is required to initiate service.

Consulting – By the Square Foot: This path is intended for design selections and services related to a large remodel where you have your own contractor or a new construction project with a minimum project size of 1500 square feet that requires design review, ideas and selections. All efforts in this path are geared towards the decisions and selections for your remodel or build and would include items like: flooring, tile, countertops, cabinetry, wall detail, stone, siding, roofing, etc. Consulting is billed at $3.50 PSF. If additionally you need cabinetry drawings and elevations, those services are billed hourly at the rate of $125/hour.

Consulting – Minor Furniture and Decor:  Most of our clients looking for furniture and decorating choose to work with us as a project client (see project path below). If  your needs are limited to  “a couple furniture pieces” but mostly help decorating, this is the path for you.  This path has a $1500 flat fee plus all products will be subject to a design commission. For this service we have very limited availability, so please book at least 2-3 months in advance. 

#2 The Project Path 

If you are looking to purchase rooms of furniture and/or are considering a remodeling project, look no further because we want to be your turn key resource. This is what we love to do and dedicate the bulk of our schedule to! The project path is geared towards helping you identify your style and supporting that look with design guidance, good options and services!

After all, THIS IS YOUR STORY! Our job is to be really good narrators and to help make the process easier and more enjoyable by streamlining, and using our experience, networking and expertise. We are here to be sure your story sounds like you and is free of the errors that would make it hard to read or send the wrong message. This applies whether we are remodeling an entire home or furnishing a few rooms.

As a team, we pride ourselves on working together, leveraging one another’s strengths and using our talented network. We wholesale many product lines and stock many samples to be able to make things efficient.

This process starts with a complimentary discovery session to access a good fit and understand the scope. At that session, if you choose to proceed a $1500-$5000 retainer will be taken based on project size. This retainer covers design time first in the unforeseen circumstance the project doesn’t progress or is applied to actual project costs. Services for Design and Construction Management are billed as a percentage of markup over cost (on average between 18-23% for both services) where furniture and lighting have a wholesale commission.
